Customer: Hi, is 14 Carrington Street still available? We’d love to inspect it this week.

Customer: Yes, we’re pre-approved and hoping to buy before winter.
Larkspur Property assistant: Great. Which days and times suit you for an inspection? Nadia will confirm a time with you.

The problem
Enquiries arrive while you’re with other people
Buyers browse listings at night. Sellers ring while you’re running an open home or sitting in a meeting. Landlords want to talk about management, and tenants call about repairs. Each one needs a few questions answered before you can help, and a slow reply can send them to another agency.
“Hi, what would my two-bedroom unit be worth at the moment?”

- Whether it’s already listed with another agent
What you get

- The property’s suburb and type
- Whether it’s tenanted now
- Whether another agency manages it at the moment
- The best time for your property manager to call
What you get
Your property manager gets a warm enquiry with the basics covered.
- 04
A tenant’s urgent repair after hours
A tenant rings at night: water is coming through the ceiling of their apartment.
What ChatLead covers
- The property address
- What’s happening, and whether it’s still going
- Their name and number
- Puts the call through to your on-call number if urgent transfer is on, or takes a message if it isn’t
What you get
With urgent transfer on, the tenant reaches your on-call number straight away. Otherwise the details are waiting in a summary. ChatLead doesn’t arrange tradespeople.

Your questions
Questions the real estate setup starts with
Set ChatLead up as a real estate or property business and it starts with these questions. Change them or add your own; it asks them one at a time and skips anything already answered.

- Which area are you interested in?
- What budget range are you working with?
- What is your timeframe?
- Would you like an inspection or appraisal arranged?

When they call instead
Calls answered while you’re running an open home
You can’t take a call while you’re showing buyers through a property. ChatLead answers as Larkspur Property, asks the questions you’d ask, and texts you a summary to read between groups.
- It asks about the property, timeframe, finance and budget range, one question at a time.
- Inspection and appraisal requests are noted for you to confirm. Nothing is booked for you.
- If you switch on urgent transfer, a tenant with an urgent repair can be put through to your on-call number.
You keep your number and forward calls to ChatLead. Australian businesses can set up a local phone number in the app. If your business is in the US, Canada, the UK or New Zealand, contact us about phone answering.

Questions
Questions about ChatLead for real estate agents
Can ChatLead book inspections or appraisals?
No. ChatLead doesn’t book appointments or show your availability. It collects the times that suit the buyer or seller, and your agent confirms the inspection or appraisal.
How does it know about my listings?
ChatLead answers from the information you add. Put notes about current listings, open homes and your rental process in its knowledge base, and update them as listings change.
Will it tell people what a property is worth?
No. The phone receptionist and the website chat are instructed not to make up prices, so ChatLead won’t guess at a value. You can tell it to offer an appraisal request instead.
What about tenants with urgent repairs?
You choose what happens outside your hours: answer as normal, take a message only, put calls through to you, or tell callers you’re closed and when to call back. If you switch on urgent transfer, a tenant with an urgent repair can be put through to your on-call number. ChatLead doesn’t arrange tradespeople or give advice; it takes the details.
How much does ChatLead cost?
Plans are monthly, and every plan has the same features. They differ in how many businesses, phone numbers and team seats they include, and in their monthly allowances. You can start with a free 7-day website trial with no card needed, and the 7 days start when the chat goes live on your site. Phone answering has its own low-cost 7-day trial, credited if you subscribe. See plans and prices.
Where do the enquiries go?
Into your ChatLead dashboard. When a customer leaves their name, number or email, the enquiry is saved as a lead with what they need, and you can get an email or text as soon as a website chat becomes a lead. Website conversations and call transcripts are saved too, so you can see exactly what was said before you call back.
Will it work with my website?
ChatLead adds a chat window to your site with one short snippet of code. The dashboard has instructions for WordPress, Wix, Squarespace, Webflow, Shopify and other common platforms, and the chat window shows your business name and colour.
Can ChatLead answer my phone as well?
Yes. You keep your existing number and forward calls to your ChatLead number, for example only when you can’t pick up. ChatLead answers with your greeting, collects the caller’s details, saves them as a lead with a transcript of the call, and can text or email you a summary. If you switch on urgent transfer, urgent calls can be put through to a number you choose. Australian businesses can set up a local phone number in the app. If your business is in the US, Canada, the UK or New Zealand, contact us about phone answering. Contact us about phone answering.
